What are my expected closing costs? Is title insurance available?

As a buyer, your closing costs will include standard items such as: title examination fees, survey preparation, attorney’s fees, stamp taxes, and title insurance premiums.

The developer has designated Stewart Title Eastern Caribbean, Ltd. as closing agent and to provide administrative and closing coordination services for all sales in Christophe Harbour. You may also elect to engage Stewart Title to provide your closing attorney and/or title insurance, or you may obtain the services of another attorney or title company to provide such services.

If you choose to engage Stewart Title to provide your closing attorney and/or title insurance for your homesite, then Stewart Title has agreed to provide those services to you at the reduced rates shown below:

Stewart Title Closing Applicable Rates
(a) Closing attorney provided by Stewart Title (Buyer declines title insurance from Stewart Title) 1% of Purchase Price
(b) Title insurance provided by Stewart Title (Buyer retains separate St. Kitts legal counsel for closing) 1% of Purchase Price
(c) Closing attorney and title insurance both provided by Stewart Title 1.2% of Purchase Price (1% for any portion of the Purchase Price in excess of U.S.$3.0M)
